Modeling Services


Modeling Services is to provide modeling based on the BIM Model of Development (LOD), which is information progression reference that identifies the level of information clarity to be integrated within the BIM model’s elements and components at various stages of a construction project. The BIM LOD is divided into five levels and each level represents a particular stage of the project cycle and the level of development that the BIM Model should aim to achieve. From early design up to completion we are able to provide up to LOD 400 as follows:


LOD 100 – Development Order
  • Represents the essential elements of the site and buildings

  • Include surveyed information such as existing site contour levels, orientation of site, site boundary, existing building and utilities elements, major roads, site access and landscape areas.

  • Building will be modeled to include the elements of floors, walls, roof and components such as external steps, doors and windows.

  • Building height and aesthetics will be modeled close to design intent.

  • Overall model will achieve all minimum standards and be able to produce drawings as required by relevant local authorities.


LOD 200 – Building Plan
  • Model represents the coordination of phase of the project

  • Model includes the full design intent of all construction elements and components with accurate sizes, areas and volumes

  • All models should comply with statutory laws such as fire scape distance and staircase widths.

  • Mechanical, electrical and plumping (MEP) systems will be modeled with coordinated locations, calculated size and approximate quantities of fixtures.

  • Overall model will achieve all the minimum standards and be able to produce drawings as required by relevant local authorities.


LOD 300 – Tender and Construction
  • Model is an accurate and data-wise representation of integrated building elements, detailed building component and M&E systems with actual sizes and locations.

  • All models will be coordinated and refined after clash detection, then merged and synchronized to produce tender and construction level documentation and fabrication details.

  • Accurate quantities will be extracted from the model in terms of volumetric building elements, areas, length and other units of building component.

  • Model allows the production of tender drawings, schedules and documentation, and construction detailing.

  • Model allows precise analysis and simulations of every element and system.



LOD 400 – As Built
  • Model represents, graphically and data-wise, the as-built elements, as-installed building component and as-commissioned specific system. The elements, components and systems within the model should be precise in terms of size, shape, location, quantities and orientation.

  • Model includes information on detailing, fabrication, assembly and installation.

  • Model is used for record purposes and facilities management planning purposes.



Facilities Management Services (FM)


  • Management of vendor performance

  • Risk Mitigation – off site crisis management

  • Facility benchmarking of equipment and suppliers

  • Define Strategic Facilities Management

  • Define Scheduled, Un-scheduled and Emergency Maintenance plan

  • Equipment energy consumption monitoring

  • Facility maintenance, Major Equipment repair/ removal sequencing

  • Continual updating of the BIM over the facility lifecycle

  • Establish Single Point of Truth (SPOT) for data management and integration

  • Provide modeling service LOD 500 as follows:

  • Model represents graphically and data-wise, the building or facility as constructed.

  • Model includes information regarding installation date, equipment, systems and other assets, manufacture’s information, and warranty periods of installed building components.

  • Model is used for building facilities operation, maintenance and retrofit purposes, and also allows users to develop a maintenance schedule or manage assets.


Change Management Services


BMP offers additional services for Change Management Services as follows:
